Key Environmental and Technical Matters
The proposal will consider all relevant technical and environmental matters which will need to be addressed in demonstrating that the proposed development is suitable and will not give rise to any unacceptable environmental impacts.

Highways
The site will be accessed via an existing vehicular entrance from Cheyne Avenue. Three pedestrian access points will also be provided to serve the retirement living scheme.
The proposed development makes provision for on-site car-parking for residents, staff and visitors. Disabled car parking spaces will also be made available. As the site is located within close proximity of public transport links, it is envisaged that most residents will not need to rely on the use of a vehicle.

Biodiversity and Trees
An Ecological Appraisal will be undertaken to assess the ecological value of the existing site and provide recommendations for biodiversity enhancement.
An Arboricultural Assessment will also assess the trees within the boundaries of the site. Existing natural assets will be retained and protected where possible.

Flood Risk and Drainage
The site is located within Flood zone 1 of the Environment Agency’s Flood Map for Planning. It is therefore considered to be at the lowest risk of flooding.

Land Contamination
A Ground Contamination Survey will be undertaken, and the site will be remediated where necessary.
