The Site
The site comprises approximately 0.43 hectares of land, is located on the northern edge of Wellingborough and is immediately to the north of the A509.
The site comprises an area of hardstanding which is currently in use as a temporary surface car park. There is existing vehicular access into the site, located to the north of the eastern boundary and approved under WP/18/00188/REM.
The site is bound to the south by Niort Way (A509) and to the east by Cheyne Avenue. To the north the site is bound by the Harrowden Brook, beyond which is a swale, which forms part of the sites wider sustainable drainage system and to the west, the site is bound by the Harrowden Brook and a row of existing mature trees.

The site falls within the allocated Wellingborough North Sustainable Urban Extension (‘Wellingborough North SUE’) which is subject to outline planning permission for the development of 3,000 dwellings and supporting infrastructure including a local centre. Future residents will be within walking distance of a range of services and amenities, with the future local centre located adjacent to the site. They will also have easy access to public transport, with a series of bus stops planned within Glenvale Park that will be within a five-to-ten minute walk of the site.
In this context, the site is a suitable and sustainable location to provide much needed retirement accommodation to meet the needs of older people in Glenvale Park and the wider District.
